3. Services Description
We facilitate villa rental bookings in the Czech Republic. All bookings are subject to availability and written confirmation. Prices, descriptions, and availability may change without notice.
4. Eligibility
Users must be ≥18 years old and legally capable of forming binding contracts. By using the Site, you warrant compliance.
5. User Account
To book villas, you may need an account. You agree to:

6. Bookings & Payments

7. Cancellations & Refunds
- User Cancellations: Subject to villa-specific policies disclosed at booking.
- Company Cancellations: Full refund provided if we cancel due to unforeseen circumstances (e.g., property damage).
8. User Responsibilities
You agree not to:
- Use the Site/Services unlawfully
- Engage in fraud, harassment, or disruptive acts
- Reverse-engineer/scrape Site content
- Violate villa rules during stays
9. Intellectual Property
All Site content (text, logos, images) is owned by Prague Lux Real Estate s.r.o. or licensors, protected under EU/Czech law. Unauthorized use is prohibited.
10. Limitation of Liability
Under EU/Czech law:
- We exclude liability for indirect/consequential damages.
- Total liability per claim is capped at the booking amount paid.
- We do not guarantee error-free or uninterrupted Services.
11. Privacy
Our Privacy Policy complies with GDPR (EU 2016/679) and Czech Act No. 110/2019 Coll. By using the Site, you consent to data practices.
12. Governing Law & Disputes
- Governing Law: Czech law, excluding conflict-of-law principles.
